Renters FAQ (Ontario)
Rental questions you’re “allowed” to ask.
If renting feels confusing, that’s not you — it’s the process. This page is here to make things simple, practical, and a little less stressful. If your question isn’t here, send it anyway. I don’t charge for curiosity.

These are the most common “oh no, I need an answer right now” questions.
💰 Money + income
1 How much do I need to make to rent a place? ⌄
Most landlords want to see household income around 3× the rent.
Example: $2,000 rent → about $6,000/month income. If you’re close, don’t panic — strong savings, a co-signer,
solid references, or stable employment can help.
Want to sanity-check your budget? Use the Rent Calculator.
2 How much will utilities cost? ⌄
It depends on home size, efficiency, heating type, and how many people live there. A rough Ontario guide:
- Hydro: $60–$150/month
- Gas: $40–$120/month (seasonal)
- Water: $30–$80/month (often included)
- Internet: $60–$100/month
- Tenant insurance: often $20–$30/month
Easiest win: run rent + utilities together using your Affordability Calculator.
3 Why “first and last month” — and is there a damage deposit? ⌄
In Ontario, it’s standard to pay your first month up front and a last month rent deposit (applied to your final month later).
This is not a damage deposit.

📄 Documents + paperwork
4 What documents do I need to apply? ⌄
Typical checklist:
- Government-issued ID
- Proof of income (pay stubs, employment letter, or self-employment proof)
- Recent credit report (Equifax or TransUnion)
- References (landlord and/or employer)

5 How do I check my credit score (and get the report)? ⌄
Popular free options in Canada include Borrowell (Equifax) and Credit Karma (TransUnion),
and many banks show scores in-app. Landlords usually prefer a full report PDF, not just the number.
6 What credit score do I need? ⌄
As a general baseline, 650+ is often the “competitive” range. Credit matters, but so do income,
job stability, references, and overall application strength.

⏱️ Timing + approvals
7 How long does the rental process take? ⌄
Once documents are in, approvals can be fast — sometimes days — but longer if there are multiple applications
or the landlord is reviewing several packages.
8 When should I start my rental search? ⌄
A common sweet spot is 30–45 days before move-in. Too early (60+ days) and inventory may not match your timing;
too late and options shrink and stress rises.

9 What if my application is rejected? ⌄
It happens. Common causes: income ratio, credit, weak references, or stronger competition.
The move is to get feedback (when possible), strengthen the package, and target better-fit listings.

10 Can I negotiate the rent or lease terms? ⌄
Sometimes. It’s more likely when a unit has been sitting, you can move quickly, or you’re a standout applicant.
It’s harder when demand is high and there are multiple applications.
🐾 Rules (pets, insurance, fees)
11 Do I need renter’s insurance? ⌄
Many landlords require it, and even when they don’t, it’s smart protection for your belongings and liability.
12 Can I have pets? ⌄
It depends on the landlord/property. Some landlords will refuse an application if they have a clear no-pets policy.
Ask early so you don’t waste time falling in love with a place that says “no” to Mr. Snuffles.
13 Is there a fee to work with a real estate agent as a renter? ⌄
Typically, no — many renter services are paid by the landlord (where applicable). You get guidance, listings help, and paperwork support
without paying an extra fee yourself.
